S & M Realty ("we," "us," or "our") operates sheenaandmichaelrealtydr.com. This page explains what information this website collects when you visit or use it, why, who it's shared with, and the choices and rights you have. It's written to cover visitors from the European Union, the UK, Switzerland, Canada and the United States (including California), as well as the Dominican Republic.
S & M Realty, a real estate brokerage based in Sosúa, Puerto Plata, Dominican Republic, is responsible (the "data controller") for the personal information collected through this website. You can reach us about anything on this page using the details in the Contact section below.
Forms. If you fill out the "Request a private valuation" form on our homepage, or enter your email to download our buyer's guide, we collect what you enter: your email address, any message you write, and whether you ticked the box to receive listing updates. Submissions are sent through a form service, Formspree, to our inbox. We use them to reply to you and, for the buyer's guide, we may follow up once by email about your plans.
Email updates. We only send you new listings or market updates by email if you tick the box asking for them. Every such email includes a way to unsubscribe, and you can also just reply and ask us to stop.
Live chat. The chat window is provided by Tawk.to. If you start a chat, we see the messages you send and anything you choose to share, such as your name, email or phone number, and Tawk.to stores the conversation so we can reply.
WhatsApp, phone and email. If you contact us through the WhatsApp button, by phone or by email, we receive whatever you send us through that service. WhatsApp is operated by Meta under its own terms and privacy policy.
Google Analytics shows us how visitors use the site: which pages and listings are viewed, roughly where visitors are from (country/city level), what device and browser they use, and when someone taps a WhatsApp, phone or email link or sends a form. We use it only to improve the site and our listings, not to identify you personally.
The Meta (Facebook) Pixel measures how our Facebook and Instagram ads perform and lets us show our ads to people who have visited this site.
Both of these only set cookies or collect identifiable data if you've allowed them (see Cookies and your choices). If you decline, Google may still receive basic, cookieless signals (for example, that a page was viewed) that don't identify you, and Meta receives nothing that it can use for ad targeting.
Other services that load parts of the page. When your browser loads this site, a few services necessarily see your IP address and basic browser information in order to deliver content, without setting cookies: our web host (Netlify), which keeps short-term server logs for security; the listing-image servers of our listing platform (hosted on Amazon CloudFront); and Open-Meteo, which supplies the homepage weather forecast. Where a page shows a Google Map, the map is only loaded after you've allowed cookies or chosen to view it, because Google Maps sets its own cookies. Our fonts are hosted on this site, so no data is sent to Google just to display text.
When you first visit, a banner asks whether you accept cookies. Visitors in Europe: nothing but strictly necessary storage is used until you click "Accept." Visitors elsewhere: analytics, advertising and chat cookies are on by default, and you can turn them off by clicking "Decline." If your browser sends a Global Privacy Control signal, we treat it as "Decline." You can change your choice at any time with (also at the bottom of every page). If you decline, the live chat still works: it loads only when you click the chat button.

We don't sell your personal information, and we don't share it for cross-context behavioral advertising except through the Meta Pixel when you've allowed it (which you can turn off at any time, as above). We share information only with the service providers named on this page, who process it on our behalf or under their own terms, and with other parties involved in a property transaction you ask us to help with (for example a seller, lawyer or notary), or where the law requires it. We don't use any other ad networks.
We're based in the Dominican Republic, and our service providers (Google, Meta, Formspree, Tawk.to, Netlify and Amazon) may process data in the United States and other countries. Where information about visitors in the EU, UK or Switzerland is transferred, those providers rely on recognised safeguards such as the EU-U.S. Data Privacy Framework or Standard Contractual Clauses.
Enquiries, form submissions and chat conversations are kept for as long as we're in contact with you about buying, selling or renting, and then for up to 3 years in case you come back to us, unless you ask us to delete them sooner or we need to keep transaction records for longer by law. Email-update subscribers are removed when they unsubscribe. Analytics data is kept no longer than 14 months.
Everyone can ask us what information we hold about them, ask us to correct or delete it, and unsubscribe from emails at any time.
EU, UK and Swiss visitors also have the right to restrict or object to our use of their information, to data portability, to withdraw consent at any time, and to complain to their local data protection authority.
California residents have the right to know what personal information we collect, use and disclose; to delete or correct it; and to opt out of its "sale" or "sharing." We don't sell personal information. To opt out of sharing through the Meta Pixel, click "Decline" in or use a Global Privacy Control signal. We won't treat you differently for using these rights.
Canadian visitors can access and correct their information and withdraw consent, and can contact the Office of the Privacy Commissioner of Canada if they have concerns.

The site is served over an encrypted (HTTPS) connection and we limit access to enquiries to our own team. This site isn't directed at children under 16, and we don't knowingly collect their information.
Listing information on this site is deemed reliable but is not guaranteed. Prices, availability, measurements and other details can change without notice and should be independently verified before purchase.
If we change how this site collects or uses information, we'll update this page and the date at the top.
