SOV is a large, landscaped gated community on the coast east of Sosúa town, close to Playa Laguna and Playa Chiquita. It's laid out in sections, from apartment buildings and townhome clusters to villa neighbourhoods such as Villas Marinas and the premium Ocean Village Deluxe area near the sea.
Residents share resort-style facilities: beach access, a clubhouse, community pools, a gym, tennis, padel and basketball courts, playgrounds and 24-hour gated security. The HOA covers security and the upkeep of common areas, and in many buildings it also includes pool maintenance and a water allowance.

The range is wide: studios and one-bedroom apartments, which are among the most affordable ways into a top gated community; two-level penthouses; villas with private pools; new-construction homes; and occasional large luxury villas and building lots. Location within SOV matters: first-line and second-line positions near the ocean, and the Deluxe section, carry a premium.
